Buying new construction in Las Cruces

Las Cruces is a local builder town. Much of the new construction sits on the east side and the northeast, near Metro Verde, Sonoma Ranch and Highway 70, with more on the mesa and in the surrounding towns. Each builder has its own plans, lot sizes, finish levels and incentives, and they change month to month.

The person at the model home is friendly, helpful, and paid by the builder. Having your own agent costs most buyers nothing, because on most new construction the builder pays the buyer’s agent. What it gets you is someone reading the contract, the incentive terms and the upgrade sheet on your side of the table.

Questions

Straight answers.

Do I need a realtor to buy a new construction home in Las Cruces?

You do not have to, but you should have one. The sales rep at the model home works for the builder. Your own agent reads the contract, the incentive fine print, the lot premium and the upgrade sheet with you, and on most new construction the builder pays the buyer’s agent.

When should I bring my agent to the builder?

On your very first visit. Many builders only register an agent who is with you at the first visit or who registers you before it. Walk in alone and that option can be gone. Text Jon before you go.

Which builders are building in Las Cruces?

Hakes Brothers, French Brothers, KT Homes, Edwards Homes and Desert View Homes are among the active builders, along with several smaller local builders. Jon can walk any of them with you.

Are builder incentives worth it?

Sometimes. A rate buydown or closing cost credit tied to the builder’s preferred lender can be real money, or it can be priced into the house. Jon compares the incentive against the price and the other lenders so you see the real number.

Should I buy new construction or a resale home?

New homes bring warranties and modern layouts; resale homes often bring bigger lots, mature trees and established streets. Jon compares both on real numbers for the way you live.
